How Much Does A New Roof Cost In Massachusetts?

Six Things That Move The Price

  • Size. Roofers measure in squares, and a square is 100 square feet of roof. More squares means more shingles, more underlayment, and more hours. Dormers and wings add edges and corners, which add labor even when the square footage looks similar.
  • Pitch. A steep roof sheds snow well, and it takes longer to work on safely. Crews need more staging and move slower, so labor goes up with the angle.
  • Layers coming off. One layer of old shingles is a standard tear-off. Two layers means twice the material to strip, carry down, and dispose of. Our guide to how long a roof lasts explains why Massachusetts code caps a roof at two layers.
  • The deck underneath. Soft or rotted plywood only shows itself once the old shingles are off, and it has to be replaced before new roofing goes on. Eaves and valleys that have seen years of ice dams are the usual spots. A good quote tells you up front how decking replacement is priced, so it isn't a surprise on day two.

How To Compare Two Roof Quotes

Two quotes for the same house can be thousands of dollars apart and both be fair, because they describe different jobs. Lay them side by side and check each one says:

  • Whether the old roof is torn off to the deck, and how many layers are coming off
  • How damaged decking is handled and priced
  • The underlayment, and where the ice and water barrier goes
  • Whether flashing is replaced or reused, chimney included
  • What happens with ventilation
  • The exact shingle line and color
  • Cleanup, disposal, and the building permit
  • The manufacturer warranty and the contractor's own workmanship warranty, in writing

Shingles need warmth to seal, so full replacements get harder as November turns cold. If a fall inspection says the roof is near the end, the usual plan is a solid repair to get through winter and a replacement in spring.
