Ice Dam & Roof Snow Removal in Chelmsford, MA

About two in five Chelmsford homes were built in the 1950s and 60s, and attics from that era tend to let heat into the roof deck. That heat is what starts an ice dam. We clear the ice with low-pressure steam, take heavy snow off the roof edge, and track down the attic, gutter, or ice-barrier problem behind it. 48-hour response all winter, free assessments year-round.

Understanding The Risk

Senco works out of 1150 Main St in Tewksbury, about 9 miles from Chelmsford by way of Route 38. We've put roofs and siding on Chelmsford homes, and each winter our crews take ice dams and heavy snow off roofs across the area using steam and roof-safe tools. This page covers what that looks like on a Chelmsford house. For the full picture across our service area, including what you can safely do yourself, see our ice dam & snow removal overview.

Why Chelmsford's 1950s And 60s Houses Ice Up

Chelmsford grew from 8,077 people in 1940 to 31,432 in 1970, and its houses show it. The median Chelmsford home was built in 1967, about one in four went up in the 1960s alone, and another 15% predate 1940. Attics in houses from those years were insulated and vented to the standards of their day, well short of what code asks for now. Warm air from the rooms below works into the attic and heats the roof deck, the snow on top melts, and the water runs down to the overhang, where there's no heated room underneath, and freezes again. A few nights of that builds a ridge of ice at the eave, and the next melt has nowhere to go but under the shingles. Our ice dam cutaway walks through it one layer at a time.

Where The Water Goes

A shingle roof is built to shed water running downhill, so the water pooled behind a dam finds its way backward under the shingle laps, through nail holes and underlayment seams, and into the sheathing and insulation. Inside, it shows up as a brown ring on a ceiling, a damp patch on a wall, or a drip at the top of a window, often a few feet from where the ice sits. If the water's already in, our Chelmsford roof repair page covers how we trace the leak and fix it.

Snow Load On A Chelmsford Roof

The Massachusetts building code sets Chelmsford's ground snow load at 50 psf, the same figure it uses for every town we serve, and a well-framed roof carries an ordinary winter without trouble. The big storms are the test. The January 2015 blizzard left 33.8 inches in Chelmsford by the National Weather Service's count, and wind piles snow like that into valleys and against the wall where a low roof meets a taller one. An ice dam at the eave puts the water and the heaviest snow on the same edge of the roof. If your roof is sagging or creaking under snow, call us. If it was near the end of its life anyway, our Chelmsford roof replacement page covers the next step. Our guide to how much snow a roof can hold covers the warning signs.

How We Take An Ice Dam Off

We use low-pressure steam. It cuts a channel through the dam down to the shingles so the trapped water can drain off the roof, and it leaves every shingle and its granules in place. A hatchet or hammer pulls shingle away with the ice, and rock salt eats at shingles, gutters, and the plantings below. Steam is slower, and on an asphalt shingle roof it's the only method we'll use.

Taking Snow Off The Roof

Where heavy snow is loading the roof or feeding the dam, we clear the eaves, the valleys, and the places it drifts, with tools made for roofs and never a shovel scraped across the shingles. The point is less weight on the framing and less snow left to melt into the next dam, and that doesn't take scraping the roof bare.

If The Ice Damaged The Roof

Sometimes a dam has done enough harm, or the roof is old enough, that patching it doesn't make sense. Chelmsford issues a re-roof with no structural change under its Residential Short building permit, from the Building Department at 50 Billerica Road (978-250-5225), which stays open until 7 PM on Tuesdays. We pull that permit on every Chelmsford roof we replace. Homes in the Chelmsford Center Historic District have one more step, since the Historic District Commission reviews construction changes there. Before any exterior work in the district, we check with the commission and plan around its meeting on the first Monday of the month.

Stopping Next Winter's Dam

Steam stops the leak you have. Keeping it from coming back is warm-weather work, and on a 1950s or 60s Chelmsford house it usually starts in the attic: insulation where it's thin, and ventilation that brings cold air in at the soffits and lets it out at the ridge, so the whole roof deck stays cold and the snow melts evenly or not at all. Massachusetts also requires an ice barrier at every eave, from the roof edge to at least 24 inches inside the exterior wall line, and 36 inches along the slope on roofs pitched 8:12 or steeper. On every Chelmsford roof we replace, that barrier goes down before the first shingle. Gutters matter too, because a gutter packed with leaves holds meltwater right at the eave, and our Chelmsford gutter page covers that side.

Steam-Based Ice Dam Removal

Low-pressure steam opens a drain channel through the ice. No chipping, no salt, no broken shingles.

Roof Snow Removal & Raking

We clear the eaves, valleys, and drifts to take weight off the framing and starve the next dam.

Ice Dam Leak & Ceiling Repair

Water already inside? We find where it got in and repair that too.

Gutter & Downspout Clearing

A clogged gutter holds meltwater at the eave. We clear it so the water can leave the roof.

Attic Insulation & Ventilation Check

On Chelmsford's 1950s and 60s houses, the attic is where most repeat dams start. We check it on every assessment.

Emergency Winter Response

Active leak, or a roof carrying more snow than you'd like? We respond within 48 hours, all winter.

A dam that comes back to the same corner every winter usually points to the attic or the gutter. The free assessment covers both, in North Chelmsford, the Center, the Westlands, or anywhere else in town, and we'll tell you which one it is.

We had an excellent experience with Senco. Chris was amazing! He was professional, patient, explained things clearly and answered all our questions. He always returned our phone inquiries. He and his workers went above and beyond our expectations. His crew replaced our roof in one day. Clean up was great. We also had Senco remove the ice dams prior to having the roof replaced. Once again, Senco's pricing was fair, the crew was hard working and responsive to any concerns we may have had. I highly recommend this company and would use them again.

Senco did many homes in my neighborhood. I recognized their competence, honesty and quality right away and knew I had to have the Senco team on my roof too. Very satisfied with all aspects of the demolition and installation which was quite complex. Replaced facia boards with AZEK, new gutters, and a new roof. Thanks again Senco!! Excellent job!!

Owner, Chris, was extremely knowledgeable and very professional. He always responded promptly to our questions and we always felt we were important to him. His crew worked so great together, like they never had to ask each other for anything, they just knew what was next. The job was started earlier than planned and everything was done above and beyond what one would expect. We would, and have, already recommended Senco Home Services to other homeowners and look forward to having him back to replace our old windows. Thank you, Chris, for making this an easy decision for us and for providing quality workmanship. Stephen and Melissa Spinosa in Burlington

Recurring Problem?

When the same eave dams up every year

One ice dam can come from one hard week of weather. When the same eave on a 1950s or 60s Chelmsford house dams up year after year, it usually comes down to the attic, a gutter that can't drain, or a roof near the end of its life. We look at all three before we leave and tell you which it is.

Chelmsford ice dam & roof snow questions

Why do so many Chelmsford houses get ice dams?

Mostly because of when they were built. The median Chelmsford home dates to 1967, and about two in five went up in the 1950s and 60s, when attics were insulated and vented well below what code asks for now. Heat escapes into the roof deck, melts the snow above it, and the water freezes again at the cold eave. Steam clears the dam, and fixing the attic keeps it from coming back.

If an ice dam ruins my roof, what does Chelmsford require for a new one?

A building permit. Chelmsford covers a re-roof with no structural change under its Residential Short permit, issued by the Building Department at 50 Billerica Road (978-250-5225). We pull it on every Chelmsford roof we replace. Clearing the ice comes first, and we can do that while the new roof is being planned.

My house is in the Chelmsford Center Historic District. Does that affect ice dam work?

Steam removal doesn't change the outside of the house. Follow-up work can be different. The Chelmsford Center Historic District Commission reviews construction changes to properties in the district, so if the fix means a new roof or other exterior work, we check with the commission first. Applications are due at least two weeks before its monthly meeting on the first Monday, and we build that into the schedule.

How much snow can a Chelmsford roof hold?

The Massachusetts building code sets Chelmsford's ground snow load at 50 psf, the same as every town we serve. A soundly framed roof handles a normal winter. Big storms are the test: the January 2015 blizzard left 33.8 inches in Chelmsford by the National Weather Service's count. Drifting and an ice dam at the eave load one edge far more than the rest of the roof, and that's usually when we get the call.

How fast can you get to Chelmsford?

We respond to ice dam and roof snow calls within 48 hours all winter, and our Tewksbury shop is about 15 minutes from Chelmsford. If water's coming through a ceiling, say so when you call and we'll move you up the list.

Is ice dam removal covered by insurance?

That depends on your policy. Many homeowner's policies cover sudden water damage from an ice dam, like a stained ceiling or wet insulation, but whether they pay for the removal itself varies by carrier. Call your insurer to confirm. If there's damage inside, we'll document what we find to support your claim.

Will steam hurt my shingles?

No, and that's the reason we use it. Low-pressure steam melts a channel through the ice so the water can drain, without cracking shingles, knocking off granules, or pushing more water under the laps the way chipping and rock salt can.
