Senco Home Services is a licensed roofing company serving Wilmington, MA. Our roofers handle full asphalt shingle roof replacement and new roof installation, and Wilmington is one of the towns where we've completed roofing jobs. This page covers what a roof looks like for a Wilmington home. For our full process and materials, see our main roofing services page.
Wilmington's houses came in two big waves. About half the town's homes were built before 1980, with the heaviest post-war run in the 1950s, when a lot of the capes and ranches went up. Then the 1990s added more homes than any other decade, close to one in five, a lot of them two-story colonials. The census puts the median Wilmington home at a year built of 1979.
So the roofs we look at here tend to fall into two groups. The 1950s homes have likely been re-roofed at least once, and sometimes the newest layer went on over an old one. A 1990s house still on its original shingles has a roof 26 to 36 years old, past the 20 to 30 years asphalt usually lasts here. Either way the job is the same: tear-off down to the decking, repairs to anything soft underneath, new underlayment, ice barrier and flashing, then CertainTeed shingles. Get a free roof quote to see a number for your house, or if the damage looks limited, start with roof repair.
The shingle you pick changes how the house looks and how long the roof lasts. We'll walk you through the options and install whichever one fits your home and budget.
Flat, lightweight, and the most budget-friendly option. A clean, uniform look that holds up for 20 years or more.
Thicker, dimensional shingles with deeper shadow lines and a longer expected life.
Made to look like slate or wood shake, and heavier than standard shingles, which helps them stand up to wind and hail.
Everything we install comes from CertainTeed's shingle lineup. As CertainTeed Shingle Master Certified installers, we can back your roof with CertainTeed's manufacturer warranty on top of our own.
Most Wilmington roofs we do are pitched asphalt shingle roofs. A flat or low-slope section over a porch, garage, or addition needs a different system, and so does a metal roof. If your project has one of those, our commercial roofing page covers the flat and metal work we do.
Before we quote a Wilmington roof, we get up on it. We check shingles, flashing, decking, and attic ventilation, more than what you can see from the street. The inspection is free, and you'll know whether you need a replacement, a repair, or nothing yet.
A new roof is one of the biggest things you'll put into your house, so we build it to be done once. Our crews are CertainTeed Shingle Master Certified, licensed, and insured.
Senco is based at 1150 Main St in Tewksbury, and Tewksbury shares a border with Wilmington. Town center to town center it's about six miles, roughly a ten-minute drive. Roofing is one of the trades we've completed jobs for in Wilmington, so we know the town's housing and its permit office.
Wilmington is mostly single-family houses, about 85% of its homes by census count, so almost every roof we quote here is a whole-house job on one family's home. We size and price it to the house in front of us: a 1950s cape with a simple gable roof is a different job from a 1990s colonial with dormers, a farmer's porch, and a lot of valleys.
Re-roofing in Wilmington needs a building permit from the Building Inspector's office at Town Hall, 146 Middlesex Avenue, Room 202 (978-658-4531). The residential fee is based on the value of the work: $50 for the first $1,000 and $10 for each $1,000 after that. Wilmington also wants an asbestos document in every permit package and a sign-off from the Treasurer that property taxes are current. We pull the permit and assemble the package as part of every Wilmington roof.
The state code's snow-load table puts Wilmington at 50 psf, the same column as Tewksbury, and the statewide ice-barrier rule applies here too. So a Wilmington roof gets the same ice-and-water shield and sealed flashing we'd put on a roof in our own town.
Tewksbury is home base. Here are the towns we roof around it:
One local crew for the whole roof, plus the financing to pay for it.
CertainTeed 3-tab, architectural, and luxury shingles, fitted to Wilmington's capes, ranches, and colonials.
Tear-off to the deck, repairs underneath, and a complete new roofing system, whether it's a 1950s ranch or a 1990s colonial on its first roof.
We pull the Wilmington building permit and put together the asbestos document and the rest of the package.
Ice-and-water shield at the eaves, sealed flashing, and ventilation detailed for the snow load the code assigns Wilmington.
One of CertainTeed's top installer credentials, and the reason we can back a Wilmington roof with the 50-year materials & labor warranty.
GreenSky financing at 0% for 12 months, plus 10- and 15-year plans for Wilmington homeowners who'd rather spread it out.

We had an excellent experience with Senco. Chris was amazing! He was professional, patient, explained things clearly and answered all our questions. He always returned our phone inquiries. He and his workers went above and beyond our expectations. His crew replaced our roof in one day. Clean up was great. We also had Senco remove the ice dams prior to having the roof replaced. Once again, Senco's pricing was fair, the crew was hard working and responsive to any concerns we may have had. I highly recommend this company and would use them again.Elaine Levine · Google Review
Senco did many homes in my neighborhood. I recognized their competence, honesty and quality right away and knew I had to have the Senco team on my roof too. Very satisfied with all aspects of the demolition and installation which was quite complex. Replaced facia boards with AZEK, new gutters, and a new roof. Thanks again Senco!! Excellent job!!Jim O. · Google Review
Owner, Chris, was extremely knowledgeable and very professional. He always responded promptly to our questions and we always felt we were important to him. His crew worked so great together, like they never had to ask each other for anything, they just knew what was next. The job was started earlier than planned and everything was done above and beyond what one would expect. We would, and have, already recommended Senco Home Services to other homeowners and look forward to having him back to replace our old windows. Thank you, Chris, for making this an easy decision for us and for providing quality workmanship. Stephen and Melissa Spinosa in BurlingtonJenna Spinosa · Google Review

Roofing questions
Many are getting close. More Wilmington homes went up in the 1990s than in any other decade, close to one in five by census figures. An asphalt roof typically lasts 20 to 30 years in New England, so a lot of those houses are on their original roof or about to need their first replacement. A 1950s cape or ranch has most likely been re-roofed at least once by now.
Yes. Re-roofing needs a building permit, issued by the Building Inspector's office at Town Hall, 146 Middlesex Avenue, Room 202 (978-658-4531). Wilmington's residential fee is based on the value of the work: $50 for the first $1,000 and $10 for each $1,000 after that. The permit package has to include an asbestos document, and the Treasurer has to sign off that property taxes are current. We pull the permit and put the package together for you.
The Massachusetts building code's snow-load table lists Wilmington at 50 pounds per square foot of ground snow, the same as Tewksbury. That's the weight the house's framing is designed to carry. Our part is the roof covering: every Wilmington roof we install gets ice-and-water shield at the eaves and flashing sealed for real winters.
The Massachusetts code requires an ice barrier at the eaves, running from the lowest roof edge to at least 24 inches inside the exterior wall line. On roofs pitched 8:12 or steeper, it has to run at least 36 inches up the slope. That's what stops February meltwater from backing up under the shingles, and it goes on every Wilmington roof we install.
It depends on how much of the roof is affected. Damage in one area, like a valley, a chimney, or a run of shingles after a storm, is usually a repair. Damage across several areas, or a roof past 20 years old, usually makes replacement the better money. We'll inspect it for free and tell you which one you need. If it's a repair, see our roof repair in Wilmington page.
Yes. Through our lending partner GreenSky, you can finance a new roof at 0% for 12 months with no interest and no payments, or spread it out over 10- or 15-year plans. The credit check is a soft pull and won't affect your score. See your financing options.
