Roofing for Reading Homes

Senco Home Services is a licensed roofing company that has replaced roofs in Reading, MA. Most of what we do here is full asphalt shingle replacement on homes that have been standing a long time. This page covers what's specific to Reading: the age of the houses, the town's permit steps, and the historic district. For our materials and process in full, see the main roofing page.

Re-Roofing an Older Reading Home

More than a quarter of Reading's homes were built before 1940, against roughly 1 in 10 in Billerica. A roof on a house that age has usually been replaced before, sometimes more than once, and what's under the shingles is where the surprises live: board sheathing instead of plywood, a second layer nobody mentioned, or soft wood at the eaves where ice has backed up over the years. We tear off to the deck, repair the decking, then install new underlayment, flashing, ice barrier, and CertainTeed shingles. You see what we found before anything gets covered up.

3-Tab, Architectural & Luxury Shingles

The shingle you pick changes how the house looks from the street and how long the roof lasts. We'll walk you through the options for your home and budget, and in the historic district we'll steer toward what the Commission is likely to approve.

Traditional 3-Tab Shingles

The classic flat asphalt shingle. Lightweight, budget-friendly, and built for 20 years and more, with a clean, uniform look.

Architectural Shingles

Thicker and dimensional, with shadow lines a 3-tab can't match and a longer expected life.

Luxury Shingles

Made to read like slate or wood shake from the street. A good fit for an older Reading home where the original look matters.

CertainTeed Certified Materials

Every shingle we install comes from CertainTeed's lineup. As CertainTeed Shingle Master Certified installers, we can back your roof with CertainTeed's warranty on top of our own.

Reading's Permit, Step by Step

Reading's residential checklist is direct about it: the building permit has to be issued and posted at the property before work starts. The roofing application asks for the number of squares, and it goes in online to the Building Division at Town Hall, 16 Lowell Street (781-942-6613) with the contractor's license, HIC registration, insurance certificate, and signed contract. We handle all of it as part of the job.

Roofing in the West Street Historic District

West Street is where today's Reading was first settled, and it's the town's local historic district. Inside it, roofing is on the Historic District Commission's review list, and the Building Inspector can't issue a permit for exterior work until the Commission issues a certificate. The guidelines ask for new roofing that matches the old in composition, color, size, shape, and texture where possible. After an application goes in, the Commission decides within 14 days whether it needs a hearing, and any hearing is held within 45 days, so we build that time into the schedule.

Free Roof Inspections in Reading, MA

Before we quote a Reading roof, we get up on it and look at the shingles, flashing, decking, and attic ventilation. That inspection is free. It might end with a replacement quote, a smaller roof repair, or the news that you've got a few good years left.

Why Reading Homeowners Call Senco

A roof installed once, done right

A new roof is one of the biggest things you'll put into your home, and on an older Reading house the work under the shingles matters as much as the shingles. Our crews are CertainTeed Shingle Master Certified, licensed, and insured, and they work out of our Tewksbury shop about 10 miles away.

Backed by CertainTeed & Senco Every asphalt shingle roof we install carries CertainTeed's 50-Year Materials & Labor Warranty, plus Senco's own 10-Year Workmanship Warranty on top. Both in writing, from the day your project is complete.

Local Roofing From Tewksbury

Reading's Roofers, a Short Drive Through Wilmington

Senco is based at 1150 Main St in Tewksbury, about 10 miles and a 16-minute drive from Reading. We've replaced roofs in Reading, and the jobs here tend to share a profile: an established house, a roof that's been done before, and a homeowner who wants it done once and done properly.

Reading has 89 listings on the National Register of Historic Places, most of them added together in 1984, plus the Common Historic District downtown and the Woburn Street district. A National Register listing doesn't put your roof under local review on its own. The West Street local historic district does, and we'll check which applies to your address before we quote.

On snow, the state building code puts Reading at a 50 psf ground snow load, the same as Tewksbury and Wilmington. Every Reading roof we install gets ice-and-water shield at the eaves to the state's ice-barrier rule and sealed flashing at every chimney, wall, and valley.

Tewksbury is home base, and we roof the towns around it:

We had an excellent experience with Senco. Chris was amazing! He was professional, patient, explained things clearly and answered all our questions. He always returned our phone inquiries. He and his workers went above and beyond our expectations. His crew replaced our roof in one day. Clean up was great. We also had Senco remove the ice dams prior to having the roof replaced. Once again, Senco's pricing was fair, the crew was hard working and responsive to any concerns we may have had. I highly recommend this company and would use them again.

Senco did many homes in my neighborhood. I recognized their competence, honesty and quality right away and knew I had to have the Senco team on my roof too. Very satisfied with all aspects of the demolition and installation which was quite complex. Replaced facia boards with AZEK, new gutters, and a new roof. Thanks again Senco!! Excellent job!!

Owner, Chris, was extremely knowledgeable and very professional. He always responded promptly to our questions and we always felt we were important to him. His crew worked so great together, like they never had to ask each other for anything, they just knew what was next. The job was started earlier than planned and everything was done above and beyond what one would expect. We would, and have, already recommended Senco Home Services to other homeowners and look forward to having him back to replace our old windows. Thank you, Chris, for making this an easy decision for us and for providing quality workmanship. Stephen and Melissa Spinosa in Burlington

Reading roofing questions

Do I need a permit to replace my roof in Reading?

Yes. Reading's residential checklist says a building permit has to be issued and posted at the property before work starts, and the roofing application asks how many squares the job covers. The application goes in online to the Building Division at Town Hall, 16 Lowell Street (781-942-6613), with the contractor's license, HIC registration, insurance certificate, and signed contract attached. We file it as part of every Reading roof replacement.

My house is in the West Street historic district. Can I still re-roof?

Yes, with one extra step first. In Reading's local historic district, roofing needs a certificate from the Historic District Commission, and the Building Inspector can't issue the permit until you have it. The Commission's guidelines ask that new roofing match the old in composition, color, size, shape, and texture where possible. We'll plan the shingle choice around that and help you put the application together.

What snow load is a Reading roof built for?

The Massachusetts building code lists Reading at a 50 psf ground snow load, the same as Tewksbury. Every Reading re-roof also gets the ice barrier the state requires at the eaves: at least 24 inches inside the exterior wall, or 36 inches along the slope on roofs pitched 8:12 and steeper.

Are older Reading homes harder to re-roof?

There's usually more to check. More than a quarter of Reading's homes were built before 1940, and an older roof can hide extra layers of shingles, board sheathing, or soft wood along the eaves. We tear off to the deck, repair what we find, and show you before the new roof goes on.

How long does an asphalt shingle roof last?

With good materials and installation, an asphalt shingle roof typically lasts 20 to 30 years in New England. Traditional 3-tab shingles sit at the shorter end of that range, and architectural and luxury shingles last longer and stand up better to wind and heavy snow.

Should I repair my roof or replace it entirely?

It depends on how much of the roof is affected. Damage limited to one area, like a valley, a chimney, or a run of shingles after a storm, is usually a repair. Damage spread across the roof, or a roof past 20 years with shingles failing in several places, usually makes replacement the better use of your money. We'll look at it for free and tell you which one you're dealing with.

Do you offer financing for a new roof?

Yes. Through our lending partner GreenSky you can get 0% financing for 12 months, with no interest and no payments, or spread the cost over a 10- or 15-year plan. The credit check is a soft pull and won't affect your score.
